Accessory Dwelling Unit
01Expressly defined in zoning code
The County defines an ADU as a secondary dwelling unit within the principal structure or on the same parcel as the principal structure.
Bedrooms
022 bedrooms maximum
The current ordinance states that accessory dwelling units may not have more than two bedrooms.
Detached Maximum Size
031,000 SF
A detached accessory dwelling unit must be located within a lawful accessory building and is limited to 1,000 square feet.
Attached ADUs
04Within the main dwelling
An attached ADU must be located within the main dwelling using a common entrance so the building retains the appearance of a single-family dwelling.
Detached ADUs
05Within a lawful accessory building
The accessory building must meet applicable accessory-building setback requirements.
R-SF District
06One ADU allowed by right per lot
The current R-SF district provisions allow no more than one accessory dwelling unit on each lot in addition to the single-family dwelling or modular home allowed by right.
Setbacks
07Depend on attached vs. detached form
Attached units follow applicable single-family dwelling setback requirements; detached units follow accessory-building setback requirements.
Zoning Permit
08Generally required
Campbell County states that zoning permits are needed in most instances where a structure or improvement is added to a property.
Property Verification
The individual parcel still determines whether setbacks, access, utilities, site conditions, and other constraints leave enough room for the ADU you want.
